A $40 million retirement-style development proposed for 2 Orton Road, Nedlands, has been recommended for approval, marking the first stage of a planned 200-dwelling complex by aged care provider Alinea.
Location and Context
The 1.9-hectare site, currently occupied by the Quadriplegic Centre, has reached the end of its serviceable life, according to planning documents. The property sits north of the Shenton Park Hospital redevelopment area and borders the Underwood Avenue bushland.
Stage One Details
The initial stage will deliver:
- Two buildings – one five-storey and one three-storey, housing 46 dwellings total
- Unit mix: two 1-bedroom, fourteen 2-bedroom, and thirty 3-bedroom apartments
- Single-storey clubhouse featuring function space, gym, art studio, and spa
- 85 parking bays: 65 for residents, 10 for staff, and 10 for visitors
Maximum building height of eight storeys is permitted for later stages, allowing for future density as the full 200-dwelling vision takes shape.
Public Consultation
Four submissions were received in February: three objections and one in support. Key concerns included plot ratio, vehicle access, and parking.
Amended plans addressed these issues by reconfiguring the entry point, lowering a retaining wall, increasing landscaping, and improving sunlight access to adjacent areas.
Decision Timeline
The Metro Inner Development Assessment Panel will make a final decision on April 28.
